Another deal I thought I would share with you. This time I am buying some land and then going to be using a construction loan to build a 4 bedroom house.

There are some transaction cost savings by going this route, although you do take some risk on building time blow outs, so I will looking carefully at the build contract to ensure there are some clauses in there if there are time delays.

I went for this opportunity, primarily to diversify my portfolio but also as a land grab as it is the last piece of land that can built on in the area and there are never to be built out sea views. It is in Tasmania. I will keep you in the loop with how this one goes!!
