Purchasing Property - Strata Titling

I am going to go through a strata titling exercise with one of my properties I bought a year ago, so will keep you in touch with the progress on this, but in today’s blog I will run through some of the reasoning behind this particular strategy.

Strata titling involves separating a multiple units which are on one title into separate titles; creating more value as two separate properties are valued higher than two properties on the same title. In terms of numbers you can typically expect a 5 % to 10% increase in value once completed.

To get this complete is predominantly a paper exercise but depending on the properties there may be some physical work required to comply with council regulations. In my case I will need to erect a garden fence, and also potentially install a firewall inbetween the properties (this is fairly common, so check on this first).

I am using a company to manage the end to end process for me and will then look to refinance in order to release some capital for the deposit on another property.
So, there you have it. In summary, Strata Titling is another was to add value to a property and get a step change in capital growth, independent of market growth
